Hard wax oil vs polyurethane: a 10-year lifecycle cost breakdown
A client walks in and asks "which is cheaper, a Rubio finish or a water-based poly?". At purchase, polyurethane is cheaper by maybe 20 percent. At year ten, the picture is completely reversed. The reason is that the two finishes do not fail the same way, and they do not refresh the same way.
The ATFA Maintenance and Re-coating guidance recognises fundamentally different lifecycle patterns for penetrating hard wax oils versus film-forming polyurethanes. We ran the numbers on a 100 m² residential floor in Melbourne - normal family, two kids and a dog - using wholesale pricing and trade labour rates consistent with ATFA member finishers. Here is what ten years looks like.
The cost inputs

Hard wax oil comes in slightly cheaper at year 0 because it is a single-coat application. Poly is 3 coats with inter-coat abrasion.
Years 1-3: daily maintenance
Rubio: monthly mop with Universal Maintenance Oil ($28 bottle, lasts 6 months). Ten $28 bottles over 36 months = $100.
AquaSeal 2K: monthly mop with pH-neutral cleaner. $15/month consumables = $540 over 36 months. Plus one professional buff-and-recoat at year 2-3 for $2,000 because high-traffic areas dull.
Rolling total:
- Rubio: $4,900
- AquaSeal: $7,520
Years 4-7: first real wear
The dog has aged 4 years. The kids have aged 4 years. Reality.
Rubio: the high-traffic paths have lost their sheen. Mop a single coat of Universal Maintenance Oil or a thin coat of Oil Plus 2C over the whole floor. No sanding required. DIY possible, or trade gets $1,500 for half a day.
AquaSeal 2K: the coating has developed scratches that have cut through to raw timber. White lines everywhere. Requires full sand and re-coat. Spot repairs are visible. Labour $3,000, materials $480 = $3,480 at year 6.
Rolling total:
- Rubio: $6,400
- AquaSeal: $11,000
Years 8-10: ageing gracefully or not at all
Rubio: annual maintenance with Universal Maintenance Oil. Floor ages gently. At year 10 it looks richer than at year 1 because the oil has penetrated deeper over time. No major intervention needed.
AquaSeal 2K: second full sand and re-coat required at year 9-10 because scratches have accumulated again and buffing cannot blend them. Another $3,480.
10-year totals:
- Rubio Oil Plus 2C: $6,800
- AquaSeal 2K PU: $14,480
Hard wax oil is 53 percent cheaper over a decade, without accounting for the disruption of two full floor-sand events the poly floor will have suffered.
When polyurethane still wins
The maths flips in two situations:
- Commercial. Cafes, retail, offices - the abrasion is so aggressive that hard wax oil refreshes would need to happen every 6 months, which is worse than a 2K PU every 3 years. For commercial, spec AquaSeal 2K or Pafuki.
- Clients who cannot tolerate any "mop every month" ritual. Some people just want to walk on their floor for 3 years with zero effort, then pay a pro to strip and start again. Poly suits that personality better.
The other hidden cost: disruption
A full poly re-sand means:
- 4-5 days out of the house
- Furniture moved twice
- Dust on every surface that the pros did not seal
- Smell of curing coating for a week
A Rubio refresh means:
- Mop the floor on Saturday morning
- Walk on it Saturday afternoon
- Nothing to move. Nothing to seal. Nothing to smell.
The real cost of the polyurethane approach is the days of your life you spend out of your home, not the invoice.
Our recommendation
For a residential floor that you intend to live with for 10+ years, hard wax oil is usually the right answer. Rubio Oil Plus 2C is our most specified. WOCA Master Oil is a softer alternative with a lighter colour lift.
